Back boiler removal

Replacing a boiler fitted behind a fireplace can involve more than swapping appliances. The old fire and back boiler arrangement must be assessed, and the new boiler usually needs a different suitable position. We set out the removal, new installation route and any fireplace work in your written quote.

Existing and proposed arrangement

From fireplace back boiler to a new position

The sketches show the principle, not a prescribed conversion. The replacement boiler, flue and pipe routes—and treatment of the fireplace and chimney—depend on the property and survey.

How the work fits together

Assess the old system

Identify the back boiler and fire arrangement, existing controls, cylinder or tanks, and pipework that may need changing.

Plan the replacement

Choose a suitable boiler and position, with practical flue, gas, heating, hot-water and condensate routes.

Agree the finish

Specify removal, disposal, fireplace and chimney treatment, and exactly what making good is included.

What is involved

  • Safe disconnection and removal of the old equipment included in the agreed scope.
  • Installing the chosen replacement boiler at the agreed suitable location.
  • Adapting heating and hot-water connections as required by the chosen system.
  • Addressing the fireplace opening, chimney and finishes as expressly quoted.

What we check at survey

  • Type and condition of the old back boiler and any associated fire.
  • Existing cylinder, tanks, controls and heating distribution.
  • Suitable new boiler position, flue terminal and service routes.
  • Fireplace use, chimney condition, ventilation, access and intended final finish.

What affects the quote

  • Accessibility and removal of the existing appliance and fireplace components.
  • Extent of system conversion, new pipework, controls and gas supply alterations.
  • Flue and condensate routes, access or specialist trades.
  • Masonry, plastering, hearth, surround, chimney treatment and decoration requested.

What your written quote includes

  • The old components to be disconnected, removed and disposed of.
  • The replacement boiler and the agreed installation location and route.
  • Any cylinder, tank, controls or heating-system changes.
  • Who handles fireplace/chimney work, precise making good and explicit exclusions.
Fireplace safety matters: Do not assume the old opening can simply be covered or the fire reused. The appliance type and intended fireplace use determine what disconnection, removal, chimney and ventilation work is necessary. In particular, a redundant solid-fuel back boiler must not be left unsafe if a fire will continue to be used. We agree the correct treatment after survey.

Back boiler removal questions

Can I keep the fireplace?

Possibly, but the answer depends on the existing fire and back boiler, chimney condition and what you want to use the fireplace for. We will assess that before specifying any removal or alteration. Never continue using a fireplace with a redundant solid-fuel back boiler until it has been made safe by competent professionals.

Will the chimney be sealed?

There is no universal answer. Any redundant flue, ventilation and weathering treatment must suit the actual chimney and intended future use. The written quote will state the agreed work.

Does the new boiler go where the old one was?

Usually a modern replacement is planned for another suitable position. We check space, access, flue terminal position and service routes at survey before recommending a location.

Are the fire, surround and hearth removed too?

Only the components listed in the written quote. Tell us whether you want to retain the surround or change the fireplace finish so that any specialist or decorative work can be scoped.

Is all making good included?

Not automatically. Removal, basic closure, plastering, brickwork, tiling and final decoration are different scopes. Your written quotation should identify the intended finish and any exclusions.

Will I need a new hot-water cylinder?

That depends on your current system and the replacement type selected. We check the existing cylinder, tanks and hot-water needs, then itemise any changes in the quotation.

Plan a safe replacement

Tell us your postcode and, if possible, send photos of the fireplace, old boiler controls, hot-water cylinder and proposed new boiler area. We will confirm the actual work at survey.
