Building work
Some boiler installations need more than pipework: a new wall opening, masonry alteration, closing an old opening or making surfaces good afterwards. We identify that work at survey and describe exactly what is included in your written quote.
Work and finished result
Openings planned; finishes specified
This example shows a new flue penetration and a separate redundant opening. The working flue stays open and correctly finished; only the old opening is infilled. The real position and construction method depend on the property.
During work · two openings
After · flue and infill
Where building work may arise
New route
A core opening or other agreed penetration for a flue or pipe, following the planned installation route.
Old opening
A redundant hole or recess from an old appliance may need masonry infill or another specified treatment.
Final finish
Internal plaster, external pointing, rendering, tiles or decoration are listed separately so there is no guesswork about the result.
What is involved
- Marking and making only the openings agreed for the boiler, flue or pipe route.
- Carrying out any specified masonry alteration and infill of redundant openings.
- Finishing and weathering penetrations as required for the installed system.
- Completing the precise making-good scope shown in the written quote.
What we check at survey
- Wall or roof construction, access and the proposed route.
- Position of openings relative to the boiler, flue terminal and manufacturer requirements.
- Visible signs of structural or specialist work that need further assessment.
- Existing finishes, services, tile or brick availability and the finish you expect.
What affects the quote
- Number and size of openings, wall thickness and material.
- Access equipment, specialist trades and any separate structural assessment.
- Extent of infill, plaster, render, pointing, tiling and decoration.
- Matching existing materials and whether repairs extend beyond the immediate installation area.
What your written quote includes
- The exact openings, infill and making good included.
- Who carries out specialist masonry or roofing work and any access provisions.
- The intended finish on each affected surface and any limits to matching.
- Exclusions, separately priced work and any survey conditions requiring review.
Building work questions
Will you brick up the old boiler opening?
We can include that where appropriate, but it must be stated in the written quote. We will identify what is removed, how the opening is infilled and what finish is included.
Will new brickwork or plaster match exactly?
Older bricks, render and paint may have weathered or be unavailable. We will explain the practical finish and any limits to matching before the work is agreed.
Does a new flue opening mean structural work?
Not necessarily. We assess the proposed wall and position; anything that may affect the structure or needs a specialist assessment is identified separately before work proceeds.
Is redecorating included after installation?
Only if the written quotation includes it. Making safe, patching and final decoration are not interchangeable descriptions.
What happens if hidden conditions are found?
Work outside the agreed scope should be explained and separately agreed before it is undertaken. We do not assume the original quote includes unknown building defects.
