Condensate soakaway
If there is no suitable nearby drain, an external condensate soakaway may provide a route for the liquid produced by a condensing boiler. We check the location and ground before recommending one.
The route at a glance
Boiler → protected pipe → soakaway
Condensate leaves the boiler and travels along an agreed pipe route to a purpose-designed external disposal point. The route, fall, protection and soakaway position are checked for the property.
How we choose the drainage route
Check suitable drains
We first assess whether an appropriate existing drain can be reached with a reliable gravity route.
Assess outside ground
We review the proposed position, ground conditions, access, foundations and exposed pipework before selecting a soakaway.
Confirm the scope
If suitable, the written quotation identifies the pipe route, disposal point and any associated making good.
What is involved
- Routing the boiler condensate to the agreed external point.
- Installing the specified external pipe protection and purpose-designed soakaway.
- Making the required opening and including any agreed making good.
- Checking flow and drainage at commissioning.
What we check at survey
- Whether a suitable existing drain or internal gravity route is available.
- Ground suitability, position relative to the building and access for installation.
- Pipe fall, exposed sections, freezing risk and manufacturer instructions.
- Other buried services and any restrictions affecting the proposed location.
What affects the quote
- Pipe length and access through walls, paving or landscaping.
- The specified soakaway arrangement and ground conditions.
- Protection needed for exposed pipework and any making good.
- Whether survey identifies a more suitable drain or pumped route instead.
What your written quote includes
- The agreed condensate route and soakaway location.
- The included pipework, fittings, groundworks, protection and testing.
- The extent of any paving, surface or wall making good.
- Any exclusions or separately quoted work stated clearly.
Condensate soakaway questions
Does every new boiler need a soakaway?
No. Many boilers can drain to a suitable existing connection. We assess that route first.
Can it go anywhere in the garden?
No. The location and ground must be suitable, and the route needs to meet the applicable installation requirements. We agree the position at survey.
Is a soakaway the same as a condensate pump?
No. A soakaway is an external disposal point. A pump moves condensate to a suitable drain when gravity drainage is impractical. They solve different route problems.
What about freezing outside?
Exposed condensate pipework needs careful routing and protection. We check the risk and specify the arrangement in your quote.
Will paving or planting be disturbed?
That depends on the agreed location. The quotation should say what surfaces are opened and exactly what reinstatement is included.
Ask about an external condensate route
Tell us your postcode, boiler position and what is immediately outside the wall. We will assess the feasible options at survey.
